Damage Restoration Before & After in Long Island City, NY
Photos don’t negotiate. They show what a crew actually left behind. We’ve documented every job since 2011 because our founder, Alicia Brennan, built this company around the documentation gap that costs homeowners their claims. The gallery below is how we prove the work, not just promise it.

Water Damage Restoration: Burst Supply Line in a Court Square High-Rise
A 3/4-inch braided stainless supply line on a dishwasher failed at 11 p.m. on a Saturday, dumping roughly 80 gallons across engineered hardwood in a 14th-floor unit near Court Square before the building shut the riser. Moisture readings hit 28% on the pin meter in the living room subfloor, with wicking visible two feet up the drywall. We extracted standing water with a Dri-Eaz Rover HVE, set up a Phoenix 200 HT LGR dehumidifier and four XPOWER air movers, and established a psychrometric drying chamber that dropped the grain depression from 32 to 12 in 72 hours. The photo record, uploaded daily, showed the drying log that let the homeowner’s adjuster approve the full scope without a reinspection. Floors were saved. No reconstruction needed.
Mold Remediation: Hidden Colony Behind a Hunters Point Bathroom Vanity
A musty smell that wouldn’t quit led us to a 12-square-foot Stachybotrys colony behind a vanity in a pre-war building near Hunters Point South. The cause was a slow leak at the shutoff valve, running at maybe a drip per minute for months. We contained the bathroom under negative air with a B-Air HEPA scrubber, removed the vanity and affected drywall per IICRC S520, and HEPA-vacuumed the cavity before applying an antimicrobial to the studs. Post-remediation air sampling showed spore counts below outdoor baseline. The written scope, priced before we started, included replacing the vanity and re-caulking the tub surround. Haven Standard, Clause 1: the homeowner knew the exact cost before we cut anything.
Fire & Smoke Damage Restoration: Kitchen Grease Fire in Dutch Kills
A pan left on a gas burner scorched the range hood and sent protein smoke through a Dutch Kills row house, leaving a sticky residue on every surface above four feet. Protein fires are worse than they look; the smoke is nearly invisible but the odor bonds to porous material. We dry-sponged the ceilings, wet-cleaned with Unsmoke Degrease-All, and ran an ozone treatment in the sealed kitchen for 48 hours. The cabinets were salvageable with media blasting. The homeowner’s insurer initially scoped replacement; our photo documentation and line-item estimate showed restoration at 60% of the rebuild cost. Adjuster approved the revised scope in 72 hours.
Storm & Disaster Restoration: Rooftop HVAC Flood in a Queensboro Plaza Commercial Building
A July thunderstorm overwhelmed a clogged rooftop drain on a mixed-use building near Queensboro Plaza, sending water through a compromised curb into a 2,400-square-foot co-working space below. We arrived within 90 minutes of the call, extracted 4 inches of standing water from the open floor plan, and deployed Injectidry floor mats under the LVT to dry the subfloor without tearing up new flooring. Daily moisture logs tracked vapor pressure differential across six zones, proving to the building owner’s carrier that drying was progressing to IICRC standards. The space reopened in five days. The alternative was a full floor replacement scoped at $47,000.
Sewage Cleanup: Backed-Up Main Line in a Long Island City Basement
A municipal main backup sent Category 3 water through a floor drain in a finished basement near the Anable Basin, saturting carpet pad, tack strips, and the bottom 18 inches of framed drywall. We treated this as a biohazard from minute one. Crews in full PPE removed all porous materials, applied a botanical disinfectant to the concrete slab, and ran a tertiary drying protocol with a Phoenix R200 dehumidifier to bring the slab moisture content below 4% before any rebuild. The photo record included timestamped images of each removal stage, the disinfectant application, and the final moisture readings. The homeowner’s carrier paid the full invoice on first submission; no pushback on the Category 3 classification because the documentation was already in their format.
Reconstruction & Cleanup: Full Kitchen Rebuild After a Supply Line Failure
A pinhole leak in a copper line behind a refrigerator ran undetected for weeks in a Long Island City condo near Gantry Plaza, destroying cabinets, subfloor, and the shared wall with a neighboring unit. After our water mitigation team dried the structure to IICRC standards, our reconstruction crew took over. We replaced the subfloor with 3/4-inch CDX plywood, hung and finished new drywall, and installed cabinets matched to the original footprint. The written scope, delivered before any rebuild started, included a fixed price for each trade: demo, framing, drywall, paint, cabinetry, and flooring. No change orders. The neighbor’s wall was handled under the same scope with a separate written price, documented for both insurance files. Haven Standard, Clause 1 applied twice on one job.
What Every Project Includes

Whether the job is a same-day extraction or a six-week rebuild, the deliverables don’t change. A written price before work starts. A photo record on every visit. Daily moisture logs for drying jobs. A signed 365-Day Done Right Promise on completion. These aren’t extras. They’re the baseline we’ve held since 2011, and they’re why 12,000-plus homes later, we still get calls from adjusters who remember a job from 2017.
